Hi RedRobin. I already spoke with Peter, and he recommended I have him do it, not the paint stripper guys. I’m conflicted, as the paint stripper guys wouldn’t charge me anything extra and they insist they’ve done it before and the stained glass guys are feeding me a line. Another glass guy in Crown Heights quoted me triple what Peter did, so I would give him my business. I am likely to go ahead and pay Peter the $600 he quoted to remove the window and clean it just to avoid the fear that he’s right and the paint strippers will destroy it. But secretly, I think the paint stripper guys are probably right, that it would be fine if they did so. With a 100+-year-old window, it just seems too much of a gamble to go the cheap route.

Nalusurf, here’s what I said back then: I hope they don’t take issue with my public assessment of their companies but, in my experience, it’s like this: A&A is a good company to call for chimney cleanings and relinings when using boilers and other heating equipment commonly found in NYC buildings, mostly around 4 stories or so. They are honest, hardworking guys who are busy and *not* after your money. They get their jobs done well and quickly and I recommend them often. I understand they are a good company to deal with fireplace flues to, but I don’t call them for that purpose. I know at least one architect that does, though.
Big Apple Chimney is the company I call when there is a need for an elevated level of care or planning, or when there is a known condition of carbon monoxide (CO) presence. They have all the right technical knowledge and equipment to deal with the full range of standard, mid, or high-efficiency fuel burning equipment and speak clearly, yet technically, to my clients when advising on rehab or replacement flue systems. They do a remarkable job using the AL29-4C and poly pipe installations and they custom fabricate chimney caps and indoor termination pieces to look factory-made at their own workshop.
There is a place for both companies in our commnunity, in my opinion.

I’ve also never heard of using different chemicals for different colors! Real stained glass (that has the color in the glass) would not be affected by stripping chemicals, but thereis a european style of stained glass that is really painted glass- that might be affected. makes sense to test a spot if you’re not sure

We just stripped etched glass panes in a pocket door with Zip Strip as well as regular glass in a French door and didn’t have any problems. It didn’t seem to affect the glazing compound that keeps the glass in place, although I had read elsewhere that stripper will remove glazing compound. I suppose it’s remotely possible the stripper might affect the lead that holds the stained glass pieces together, but it seems unlikely. Why would you need different stripper for different colors of glass? That doesn’t make sense to me. Be advised that if you strip in place, any pressure on the glass can cause it to break. I hope your strippers are experienced. Ask your strippers if they’ve done stained glass before and how it turned out. You could call some other stained glass person and ask over the phone about stripping. Good luck.

Lining is necessary because gas boiler exhaust gases have lower temperature then oil boiler exhaust. Because water is a product of combustion exhaust always has water vapor. At dewpount temperature of exhaust in chimney this vapor starts to condense on the inside walls of Chimney. Because gas always has sulfur in it this sulfur gets dissolved in condensate and creates sulfuric acids. This acid destroys inside of the chimney and it eventually will collapse. To the best of my knowlege There was a class A law suit against gas utility in Pensilvania years ago because boilers were installed without lining and they had many chimneys collapses.

The Code now says you have to line a cimney if it is made of brick and mortar. It can have a terra cotta or metal liner, just not bare brick and mortar. The mortar gets porous and CO gas can seep right through it into the living space. The Code is in place for good reason.

We didn’t line ours because gas burns really clean. You should have it cleaned though since oil is filthy…I was amazed at how much soot came out of our chimney when we cleaned it when we were converting.

The question is why? Sliding doors are leakier and more troublesome than a swinging door, and don’t look as good. Having a window next to the door makes it good for ventilation (and a/c if you use one.) I wish I could change the balky sliding doors in my ground floor apt for your configuration!

If all you want is a double pane vinyl, simply go to Homje Depot and they can custom order one for you of pretty much any dimension. We had them do some odd custom sizes for the basement windows and they really weren’t expensive and they had a 2 week turnaround. We used the Home Depot there in Gowanus.

House is in Rockaway. It’s LIPA there. Legal 2 family, no C of O. Maybe I’ll try to call again and talk to someone else. LIPA makes Con Ed look good. Leases are signed but they haven’t moved in yet. I was thinking $20 per month but that may be too much. My Con Ed bills in Brooklyn average $60 per month during non-summer months and all of those appliances are on my bill.

Interesting, because Con Ed would be happy to put in the 3rd meter (although you would have to pay from separating out the third circuit). They would charge you commercial rate for the electricity which is considerably hight than the residential rate your tenants pay. I assume LIPA’s tariffs are the same. I assume you’ve rented the apartments already and signed a lease, if not, adjust the rental as you see fit when you sign the lease and informed them that the common charges are on thier accounts. You also need to find out on whose meter the common electricity is charged to. If it’s just one of the apartments, I’d offer to reimburse them for about 10% of thier total electric charges every six months (more if there is a dehmidifier in the cellar).

LIPA? Not Con Ed? ConEd will require a commercial account for the common areas but only after the proper permits and C of O are in place for a two unit. That said, my building had three meters but the flooplan was changed somewhere along the way so the way the accounts were addressed was wrong but I had an inididual meter for the garden apt, the common areas and the top two floors that I occupied, all correctly wired but not correctly addressed by floors.

You can certainlky do this project if you move out. However, it will be extremely expensive. The satisfactoriness of the results will depend entirely on how many millions you want to spend. In many cases, if the building isn’t landmarked, or doesn’t have other restrictions to tearing it down, that can often be the wisest expenditure of your funds. Think of it as the 6 million dollar building (won’t be that cheap, LOL!)…..better….stronger….faster….if you create a bionic faux older building. Design it to blend in to it’s surroundings, but to be a modern comfortable space with actual modern amenities. The only thing you can’t do is nothing. If the building is in as poor shape structurally as you say, you’re going to spend several hundred thousand just to rectify that and live in the existing space as is with no alterations. And you won’t be able to live in it during that either.
