The average bathroom remodel in the US is around 15K. Add the addition of space to that, and all of the subsequent difficulties of tieing in with the old structure, and you’re easily looking at 40-50K. More if you want high end fixtures and not something basic.

I think our insurance policy came in at around $200/sf, which is low, but possibly still reasonable? At least that’s what I tell myself.

Definitely not possible to do a ground up construction project for $100/sf. The bare minimum would be about $300/sf and that is assuming you have an empty lot. Demolition, buried surprises found during excavation and quality of finishes can quickly make that per/sf number go up. $100/sf wouldn’t even allow you to do a thorough gut renovation of a fire damaged building. I can not give you a price for the exterior structure and the interior finished trades. I only do the interior. My labor cost includes workers’ comp insurance. The cost of this legally required insurance is a percentage of payroll, and according to what trade is performed. Insurance rates of all trades have doubled in 4 years. But, building the addition, or a whole building, is at the same insurance rate as building an oil derrick (in Brooklyn, go figure), where as the interior trades are about half that rate. So, in my view, your project can be neatly divided in two parts. Building the structure, and installing a bathroom inside the structure. You may choose to hire one of the larger firms to do both parts. But, I am a small, high-quality bathroom designer and builder, and I wouldn’t bid on the whole thing. Good luck.

Not a window specialist here. More suited to overall woodworking, light construction and have certainly replaced a window or two over the years, replacement windows into existing trimmed openings or remove and replacement jobs. Specializing. In some situations, a specialist vs a generalist is the way to go, in others, not so much. Yes, RA or PE is needed to be the principal of a SIA. Unlicensed personnel may do certain inspections under direct supervision and with the right qualifications. Previously to this law, most small architects did Special Inspections themselves, guess what? most architects do not have insurance! OP here. I ended up using Tempest Windows, 1133 McDonald Ave., 718-258-6400\. They were very quick and helpful – it was all done and installed within 24 hours of my calling them. They were recommended by Brooklyn Windows & Doors, which doesn’t make screens.
