Very interesting experience I may say. I signed up for the American water insurance almost 8 months ago, I figured why not for the few dollars a month. Last week I had a sewer backup in my basement and almost forgot that I had purchased the program as I was calling my plumber. I called American water and they were great, quick response and extremely nice on the phone. They sent another company (liberty water and sewer) who investigated the sewer line and quickly told me that the pipe was cracked. They told me I would get a call back shortly with details. When they called back I was made aware that my crack was “pre existing” and would not be covered under my plan. This was a complete surprise to me as I had no knowledge of any sewer issues before the backup in my basement. I began to research liberty as a company when I found out that the owner was involved in a scandal where they ripped off the MTA for millions of dollars. The article said that he served jail time and was confirmed by several news articles. I was completely surprised that NYC would have this type of company representing them with the new insurance plan, I don’t know exactly what is going on with American Water, DEP and the people who do the work but something does not feel right. I ended up canceling my policy after wasting over $100 dollars for nothing,

Sorry if I’m posting this same post all over the forum, but I want to warn future/potential clients of Kennedy Renovation Company! DO NOT USE THIS COMPANY! We have been scammed by Jeff Kennedy and he has taken our 50% deposit without installing our windows for our brownstone. He was responsive in the beginning (July 2013), even offering to do all the paperwork with Landmarks to obtain the permit to replace the windows. He was so confident that we would be quickly approved that he even stated, in writing, that the deposit is refundable in the event of permit denial. He gave us updates and assured us of his high standards to let us know that he was dissatisfied with the quality of the windows and had to re-order them, but after weeks of excuses, we followed up with Landmarks, who had no records of his application. After confronting him about this, he sent us emails of his frustrations with LPC (even though he mailed the application in, not hand-delivering as they requested) and then eventually stopped responding to us for updates. We have requested our refund back numerous times and we have not heard back from him since November 2013\. His landline and cell phone are now disconnected.

having just completed a vertical combination in Brooklyn heights….I share your feeling of thank goodness its over 🙂 I guess its too late to suggest you swap the mirror and the guitars to the opposite sides of the wall (eg looks like a radiator under the guitars….probably not the best for them).
