Housepoor, i realize that. I used 20% because that is on line with what some contractors will mark certain things up.

I am not sure what a gc’s liability insurance costs. Aside from that. I am wondering if these contractors consider worker’s comp a payroll expense or an insurance expense. My mom worked for an re management/owner and i will ask her how they looked at that. There is no way out of some of this and the city does not care if hic’s like me have insurance but with gc’s they require it.

I have two different mr slim set ups, wired differently. One required the handler have 115 V power and controll cables to the condenser, I used 16 ga. The other system uses 14/3 from the air handler to the condenser only. Read the manual.

I used Figliolia about 10–12 years ago; they were fine. I also had Figliolia replace my water main a few years earlier. My impression is that they and Harris are the “standard” companies to go to for this type of work, which is beyond the scope of most plumbers.

Used Figliolia and was disappointed.  They quoted me one price and then added on additional items i.e. fill removal, tamping etc balloning quote from $11,500 to $18,000.  Insult to injury, they did a poor job tamping so my bluestone started sinking 2 years later and they never returned despite numerous calls.  Google them, as the principal went to prison for defrauding MTA.  Never again.

I got a quote from Harris for a water main.  The salesman who came to look at the job talked a good line but the contract he sent me did not reflect what he said he would do and how long the guarantee was.   After a couple of contacts to get the contract to match the talk it still did not reflect all he had said.  I didnt’ trust them.   I dropped them and paid more to Figliolia who did the job right as far as I can tell.  Stay away from Mainman for sure.

the answer is a long complicated one but basically Iceberg Mechanical installed the systems with incorrect wiring b/t the condenser and units. had to have an electrician open up the walls to redo that. the two units on interior walls have condensation pans which leak and overflow into closets. All HVAC submitted a repair proposal to replace PC boards including 8 hours labour. i had the electrician check the boards — they’re fine. also, replacing boards would NOT take a full day. when i asked for an explanation of the estimate, i received a convoluted one.   the whole thing is exhausting.

I also had a run around with Harris and the guys they sent out to do work didn’t appear to know too much about what they were doing. We called Roto Rooter recently for a block and they did a quick and professional job at our Park Slope place. They even dropped their price when my Brooklyn born husband got there and talked to them. I, apparently, didn’t fit the discount profile.

i too had VIla come fix a bunch of windows that were not staying up etc. A word of advice…be sure to cover your window sills will a sheet, or paper or something. That guy stood on my brand newly painted sills with dirty boots and totally mrked them up. i guess he didnt feel like bringing in his own ladder.

I can give you the official answer and the real answer. You are supposed to engage a mechaincal engineer who will spec the optimal solution for your home, and be able to file the necessary plans. End of official answer, now on to the real answer. In NJ (we do not work in NYC),experienced HVAC contractors perform the required analysis, recommend a solution, and are prepared to install and support it. Except for large projects (hospitals, office towers) the ME’s call us to make up the plans. Sitting in an office and having never done an install, they can’t know the hands on realities. I would recommend that you seek help from one of the experts who post on this forum. You will be happier with the performance and efficiency in the long run, regardless of possibly cheaper quotes available from non-brownstone contractors. There are different grades of equipment, starting at “builders grade” and going up. Builders grade is usually old technology and low efficiency.
