Housepoor, i realize that. I used 20% because that is on line with what some contractors will mark certain things up.

I am not sure what a gc’s liability insurance costs. Aside from that. I am wondering if these contractors consider worker’s comp a payroll expense or an insurance expense. My mom worked for an re management/owner and i will ask her how they looked at that. There is no way out of some of this and the city does not care if hic’s like me have insurance but with gc’s they require it.

What look are you trying to achieve?  Something rustic with an old slab, but not in keeping with original style?  You said mantel.  Are you looking for the hearth too?  The entire mantelpiece?  What other parts? It is not too hard to identify old pieces of houses suitable for re cutting, but as donations, nobody wants to pick them up, and they are either abandoned in nearby public places or cut up in to smaller pieces for loading in to dumpsters. Will this be a functioning fireplace?

www.nanawall.com – although very expensive, they are the only residentially rated units i have seen that stand the test of time. Some aluminum window companies and storefront guys can make similar units at half the price but they simply will not perform the same….particularly for our local climate. BTW: I am assuming this is the style of door you mean, otherwise slider and french door companies are a dime a dozen…

We replaced our very old Andersen windows with Okna Insul-Tec Deluxe last year and are very happy with them. We used a company called Global Windows and Siding. I did quite a lot of research on the windows manufacturer online and these were overall highly recommended for their build quality and price point (Gorell, Okna, Soft-Lite, and Sunrise). Depending on your location, you might not be able to find them. I was only able to find an Okna dealer and installer in my area.  One last thing is you can buy the best window but if your installer does not know what they are doing you are just wasting your money.
