Housepoor, i realize that. I used 20% because that is on line with what some contractors will mark certain things up.

I am not sure what a gc’s liability insurance costs. Aside from that. I am wondering if these contractors consider worker’s comp a payroll expense or an insurance expense. My mom worked for an re management/owner and i will ask her how they looked at that. There is no way out of some of this and the city does not care if hic’s like me have insurance but with gc’s they require it.

The fact that you are on the ground floor doesn’t necessarily mean your apartment should get heat after the others and the fact that they have the thermostat in the hottest apartment doesn’t in itself create problems, it’s the imbalance between apartments that does. Your radiators may be undersized, The basement underneath you may be cold and unheated which could effect yours. There may be drafts. It’s impossible to believe that they don’t heat the place during the week, so it sounds as if there is an issue in your apartment.

As ridiculous as it sounds, they in fact do not heat the apartment Monday through Friday from 6am to 5pm. They “voted” that weekday heat is not necessary as most people work.

Just my two cents: good, heavy-duty curtains (whether or not they are specifically labeled “insulating” definitely do a lot to keep heat in. As DIBS points out, don’t let them cover the baseboards: I often roll them up to the windowsill. Another related quick fix on insulation are those “snakes” that you can place at the bottom of the window to block cold air. (Rolling up the curtain properly and making sure it covers the window end to end has a similar effect).

I think I’ve done my best to plug up the holes (from the outside anyway). I think the problem is my living room and bedroom has floor to ceiling, wall to wall windows. The cold just easily seeps in through the glass. Maybe I’ll stop by Ikea to see what options they have. thanks

Given the heat laws (which do apply to co-ops), if you want to at least ensure those minimum temperatures, just get a thermometer inside your apt. and keep a log for a few days.  And beyond those minimums, hopefully the board will actually consider your situation if they have hard numbers (temperatures).  It could be they figure you are complaining about the apt. just feeling cold (as in, it’s 68 degrees, just throw on a sweater)…

this is great that you have posted this here.  I recently had found some postcards in my late grandmother’s stuff addressed to a woman on Macon street.  They were beautiful embossed cards for thanksgiving and Christmas from about 1910.  I think my grandmother had cleaned house for the woman in the 1930’s, by which time she had moved to LI.   I took them to the Macon St. address and turned them over to the current owner who looked at me as though I was a little off the rail for being so concerned.  Not all people appreciate this kind of stuff. I bought the windows at All United Window Corp., 97 Classon Ave., 718-624-0490\. I bought about 15 windows from them several years ago for another house I owned. Fred from LWP installed them all. All United’s windows are very well made, quality windows. I had Fred from LWP come to measure these windows–so they are correct. LWP does not install windows purchased elsewhere any more. Several months ago when Fred did the measuring, LWP agreed to install them since they installed all the other windows in my other house. I am looking now for someone to install them. I may try to get Fred over here though–he does a very nice job and he’s a very sweet guy. So, thats the long story.

Try Googling the address and the time period.  You may come up with some archives.  The NY Public Library should have photos of old street addresses as well.

Hi … I highly recomend Anthony Ortega of AO Construction (551-655-0415). Anthony has done quite a bit of work for me in my brownstone … from shower doors to replacing wood door frames damaged from a flood, to installing a garden sprinkler system. He is a true renaissance man when it comes to anything construction/brownstone. At the risk of waxing poetic, Anthony has been a valuable find. I discovered him here on Brownstoner and am very glad I did. His work is impeccable, he’s honest, fair and creative. Anthony has been able to figure out creative solutions for several difficult jobs.
