Gerrard at Brooklyn Artisan fixed and weatherproofed my original windows. He and his crew did a really impressive job. They repainted the original mahogany windows, took out all the damaged parts and restored the moldings. They also used foam and silicon to seal the windows from drafts. Those guys also do home inspections and were able to seek out where a lot of the drafts were penetrating. You can check them out at info@brooklynartisan.com

Our windows are Kolbe, Ultra Series double hung in the front and Ultra Series Casements in the back.  They were installed by an independent installer.  Landmarks took 4 months for approval. As our new windows are in – and as we wittle away at the final details for final Landmarks write-off, I still need a carpenter, etc. to make the brick molding trim for the front exteriors.  Anyone got any referrals? Three years ago we needed to replace 19 windows in our  brownstone – took our time investigating options and, you’re right – it does get confusing!  We went with Heights Woodworking and have no regrets. We looked into Marvin  – found that they have plastic tracks whereas Heights uses metal weather stripping – far superior. As you said, Marvin uses a little thicker glass, but, since we wanted the windows to go with our house, we didn’t want to lose the molding  –  as the glass gets thinker, there’s no room for molding.  Marvin windows have a modern look that we didn’t want. No cold air comes in our new windows. We love ‘em. Heights wasn’t the highest – nor the lowest – we chose them because we had 5 recommendations that we trusted.  Our frames were in pretty good shape so Heights repaired and painted them and replaced the sashes.  They did the job quickly, cleaned up after themselves, and we never had a concern with their guys working in our home.  Hope this helps – good luck!

If its just a gate welding job call Vinnie’s Iron Works.  However it sounds like you were grossly overcharged (and shouldn’t have called a locksmith in the first place).  I might even consider disputing the charge if you used a credit card and claim incompetence.

We are in the middle of not very great experience with Bay Ridge Windows. We paid 50% deposit in September for door and window and were told 3-4 weeks until install. We called in October to check in, were told (a little bit rudely) “we’ll call you” when stuff is in. More weeks passed and we started calling to find out what was up. Finally they gave us install date of 11/19\. I said at the time, even if you were waiting on your supplier, you should have called us to tell us and make a plan once the timeline was not what you said… instead of letting us call you and not get calls returned. I told them I was disappointed in customer service even if they were in position they couldn’t help because they were waiting on their supplier. Well they seem to have heard the complaint, and came to do half the job while waiting for security door that had still not arrived. Work was well done but workers were annoyed to be there on a Saturday and it showed. I balked at paying them more money since job is still not done… they now have 80% of the money and the job is half done. And we’re back to calling them to see when this can be finished. Apparently the magical date of 11/19 has now evaporated. So it’s been frustrating… I would not recommend them to a friend although maybe this is just one of these things that happens. Have also read some bad reviews on this forum of “windows we are”… Not sure Bay Ridge is bad outfit, just that we have for sure been let down by our experience and would never use them again.

Regarding your second question, YES, sash replacements are as good as a full replacement provided that THE INSTALLER IS GOOD and the existing casings are in good shape and DON’T LEAK any air infiltration.  The key to truly efficient windows is 50% the window and 50% the installation.  High energy efficient windows aren’t worth a dime if there is air infiltration around the casings and they are not properly insulated where, in the case of brownstones, the wood meets the brick. I just had some done (not here) and they are great.  Used Marvins.

I used both Bay Ridge windows and Windows are Us. Both professional and provide good service. Windows are us has higher thoughput and their staff seems more knowlagable. But they made small mistakes in order every time I order from them… but in the end they will do whatever it takes to correct the issue.

I’ve been hearing that Kolbe has been having quality problems recently.  Don’t know.  I like the details in Marvins better than the Kolbe windows.  We went with Marvin inserts to match the rest of the openings in our building, and we’ve been happy with them so far.

You will get much better perfomance with a brick-to-brick installation, regardless of which you choose.  I have Marvin and love them, but can’t comment on your installers (used Historical Windows of NY, who are excellent).

You have the original wood windows? They are worth saving. Books have been written on how to do it. They will last hundreds of years if maintained correctly. FYI with storm windows they will be more energy efficient than new double paned windows. If I had original wood windows, I’d hire someone to do the storms every year. We have horrible vinyl replacement windows that probably failed in year two. Every year we cover them with plastic in the winter because they warped and don’t shut. We can’t afford to replace them. It is also impossible to get replacement windows in the correct size, plus they add an extra frame in the window, so they look awful and your light is reduced. As far as fixing your original windows, I’d consult a book and landmarks first to find someone who understands what to do. Though Window Fix might know. A friend of mine used them to temporarily shore up replacement windows.
