We’ve done a number of these, and have had no problem making significant changes in the configurations, including making much bigger openings, or combining several into one huge opening.  The sticking point is usually the top row of windows.  For some reason, Landmarks is very strict about the top floor windows.  Otherwise, as long as it’s not visible from the street, they are very flexible.

In general, no. As long as what is being done cannot be seen from the street. If you are on the corner or near then there may be problems.

I have had aluminum windows approved with LPC in the rear, but needed to keep the configuration.  Changing sizes may be more tricky, it will depend on the characteristics of particular building.  I have also done this in the past. Ula Bochinska, www.bostudio.us

I have gotten approval for aluminum windows in the rear of the building (not visible to the street).  In the front you will need to find a profile that matches as closely as possible to the profile of the historic window.  Your choices will depend on that.  I would look into Kolbe & Kolbe to start. OP here. How would you compare the different LPC allowable windows available on the market — looking at cost, efficiency, durability, and aestetics. Which is better in any particular area? Is there one brand which stands out? Thanks.

We do a lot of window replacement with landmarks.  I have never heard of them allowing the installation of anything other than wood windows, with the rare exception of a more modern building that happens to have been within a historic district when the district was created.   If aluminum windows were present when it was designated you might be able to replace them in kind.  You can maintain existing aluminum windows,even  paint them to match the prevailing original colors, but you cannot replace old wood with new metal.

LPC does allow for changes to windows for replacement and repair. Generally the most important aspect of windows to be prepserved is visible configuration, as in the shape of the window and number of panes. Windows with decorative divisions are often permitted if they appear in proper configuration. I do a lot of research for our clients. Some things I have and don’t. If it does not serve….all you wasted was bad read time. Knowledge is power.

There are many products out there even for wet spaces like bathrooms …www.infrafloor.com  …but I don’r have first hand knowledge.   Any recomendations for a 120v energy efficient electric heat source hardwired or corded, for a space smaller than 100sf?      Kid friendly.

Our mudroom is freezing (windows and doors are not air tight) and our toilet off the mudroom froze, broke, and caused major water damage before we owned the house. Every contractor who has looked at our mudroom has advised we dig and put in a real foundation and, of course, heat, obviously, if we were ever to add any plumbing for a washing machine or expand with a full bathroom. They don’t like the original toilet door off the mudroom, and they all want to move the door to the hall and reorient the toilet facing the opposite direction. It’s a pretty good idea, actually, and would give us more clearance and shelf space in the mudroom too, but I have this perhaps foolish idea to keep everything in the house exactly as it was originally. The toilet is practically useless as is, since you have to go outside to use it. Two weeks ago, Cara Greenberg’s column showed a combined shower-powder room in this same location inside the footprint of the house — brilliant use of space.

I believe  I can put electric radiant heat under a tiled bathroom floor, even in a shower stall.  My electrician believes otherwise.  Nevertheless, I am not a lead or vinyl pan installer.  My membranes don’t leak and it is possible.  A hot water system is better, but unless you already have a hot water heating system, it is too complicated to keep your drinking and heating water separate, just for the bathroom.
