go diy. You could leave the old windows in and just put new windows behind them. Andersen 100 series double hung windows are pretty cheap and you can get Low-E glass with them. Order them from homedepot and install them yourself. It’s not rocket science. you’ll heating bill will decrease, you’ll have less sound coming in, and from the street no one will notice.

Ductless/split system is best. Because one condenser can drive (4) air handlers, there is greater efficiency and flexibility. There are two stickey wickets to be considered. First is condenser location and second is line set installation, and third is condensate drainage. (Clever observers will have noticed the inconsistency already) Condenser location comes with various restrictions, precisely why Jock asked you which floors you are on. If you were top floors, then a roof location is closer thana back yard that you may not have access to. But the condenser must be supported by dunnage, iron work between two masonry walls.Can’t rest on wood roof. And you will need 220power there. There is virtually no place on the walls of a brownstone where it is legal to mount, being the right distance from all windows and doors. If you were on middle or lower floors, then a back yard solution works best, as long is it adequately clear of the building and you can get power out there. there are distance and height limitations on the length of the line sets that connect the indoor air handlers to the condenser. Inmost brownstone layouts, you will be OK with the lengths. So you would need to penetrate the masonry walls for the line sets. And then be able to run the line sets inside the house to the high on the wall air handlers. The third consideration which is a blessing and a curse is the requirement for condensate drains from every air handler down to a drain or outside to a drain or patio. Condensate is gravity drain, so it has to go down. I hear of pans and sumps being installed, but I would stear clear of them. The blessing part is that as long as you can go down with the condensate drain, the air handlers do NOT have to be on an exterior wall. Some techs are so used to the conventional outside wall mount, that they never consider the interior partition, which often works much better in a brownstone. There will be a quiz next period.

If you can afford it, go with the split system. Much better and far quieter than window or though wall units. What floors is your duplex on and how many total in the building? You will find the new windows (if you installed efficient ones) will help quite a bit.

Get out of that contract if you can!! They did the same thing to us many years ago. Took the money, took their time didn’t return calls, did a shitty job with the installation, so bad that the people who subsequently bought our house had to replace windows that weren’t even 10 years old. And they only came to complete their shitty installation once they got a letter from our lawyer. So sorry to hear their game hasn’t changed.

The Brooklyn Union Gas technician who instructed me in the care of my furnace when i bought my house in 1974 suggested that I change the filter once per heating season. I suspect the reason for this recommendation is that my c. 1965 Lennox furnace uses very large filters (perhaps 30″ X 40″) that you attach to a large bent metal frame. The air flows through a far larger area than with a later model furnace, possibly resulting in fewer dust particles per sq. inch.   Actually, I no longer even replace my filter annually. I used to buy fiber glass material in a roll that I cut to fit and I disgarded that once a year. However, when my last roll was finished several years ago I couldn’t find any more and was only able to abtain a much thicker material, cut from enormous rolls. This stuff is washable. It’s also VERY hard to cut. I bought a piece large enough for me to cut it in quarters to make four filters. After foolishly disgardeding the first filter at the start of a new heating season I realized that I could just hose the thing  down. With two unused spare filters, i figure I’m set for life (either mine, or that of my furnace).   If I had a newer furnace using the cheap  filters that come in a disposable frame, I’d probably change it in the middle of the heating season.

Double check with the LPC greenbook photos.  If the building has had no unpermitted changes since the district was Landmarked, you are in the clear.  If not, even if you weren’t the owner at the time, the window would be in violation.   LPC however, is not totally unreasonable, and will often accept manufacturer’s drawings in lieu of those by an architect. Our installer recommended every three months, but I check them once a month – you can easily see if they are starting to look like they need changing. Cleaner filters = more efficient heat/ A/C.

My understanding is the “innocent” buyer is still liable for unpermitted work or landmark violations.  Thus if the windows were replaced by a prior owner after landmarking, the current owner is still responsible for correcting the problems.

If you submitted photos with your permit application, it is more likely that the violations are based on what was shown in your photos, and not based on a visit. If the photo you posted is similar to the one you submitted to LPC, you practically invited a violation. Visits by LPC usually only take place when someone calls in a complaint, or at the end of work if you’re seeking a signoff.

Was your block landmarked or calendared for landmarking before or after your purchase? If after your purchase and you have photos proving that these alterations existed at the time of purchase, you should seek to get them grandfathered. Also, don’t assume that you’re the only one with violations; it’s not the kind of thing most neighbors discuss unless they’ve all been hit with violations at once. A good window company will make the LPC application for you. Get quotes from more than one company.

I apppreciate the input.  When I filed for a permit for the stoop, apparently they came out and gave me violations for my door, the gates on my windows, and the the window itself.  I had no prior knowledge that anything was amiss; I bought the house 18 years ago as is.  LPC has given me an extension to do the work.  Although they cannot enforce it, they can put a lien against the house and make it difficult when I sell.  All I want is to get the aluminum off the windows and fix the top right rounded window.  Half the block is out of compliance but I seem to be the only one with violations.  I would be fine with spending 2,000 for a window; I’ve been quoted 5,000.  And plans are $1,500 making the small renovation $7,000 with other “costs”.

and there is nothing random about it.  landmarks cant force you to change unless you need a permit for other exterior work. they could hold up the permit until you comply i would quess.
