Housepoor, i realize that. I used 20% because that is on line with what some contractors will mark certain things up.

I am not sure what a gc’s liability insurance costs. Aside from that. I am wondering if these contractors consider worker’s comp a payroll expense or an insurance expense. My mom worked for an re management/owner and i will ask her how they looked at that. There is no way out of some of this and the city does not care if hic’s like me have insurance but with gc’s they require it.

Call Omar at Artist Wood Crafts. Long story short, we got “stonered” by someone we believe may actually shill on Brownstoner and opted for him to do our work rather than Omar. We were very disappointed and have always regretted the choice. I called Steve from the Tinker’s Wagon. He lined out my options when it was time to address my front doors and was flexible and respectful when we hit surprises (Surprise! They are the original doors! And they are old mahogany and irreplaceable, so maybe we want to change up our plans? Yes!). He did great work with what he found and they are gorgeous, still, after five years. On his webpage they are pictured on the page devoted to door restoration and the 7th one (listed as “Fort Greene doors, although they are in Clinton Hill). It is hard to find a showroom that carries all brands, they each seem to carry about three lines. We were looking mainly at the Marvin and Andersen windows and doors. We went to Brooklyn Window and Door , Bay Ridge Window and Door (not in Bay Ridge but near the Brooklyn Army Terminal) and SE Building Materials.

Here are some of the reasons people use storm doors:

1. They want to simply protect their main door from elements such as rain, snow, tornadoes and hurricanes. ( I personally don’t like that idea because you’re covering in most cases a good looking door)

2. Others like to install the storm doors to get fresh air inside the home by utilizing the screens that come with the door. Let’s not forget about the natural sunlight you get.

3. Added energy efficiency to home. A storm door can help out tremendously it’s an extra barrier for your entry door. Usually doors that are covered by a storm door are made of wood which have no insulation and almost zero weatherstripping.

4. People think storm doors give added security which I believe is false it’s fairly easy to break through the glass or screens.

These days you can find plenty of durable options which don’t need that added storm door because of all the insulation and weather stripping installed on and in the door.

I’m a distributer and have a showroom with about a dozen or so brands on display.
Regarding a storm door.
Not a fan unless ordering a custom storm door to match the main door.

A typical storm door is a never ending maintance issue on top of being annoying.

A common misconception with storm doors is that it protects the main door.
Wrong! Wood doors are natural and need to breathe putting a storm door allows the sun in trapping in the heat and moisture which wrecks havoc on wood doors.

It is my personal preference to have a specialty window installer, who both supplies and installs windows, do the installation. Like plumbing and electric this is a specialty trade and will be subbed out by a GC. I used http://www.windowfixinc.com/ and was pleased with their installation of Marvin windows.

Hi,

As a window guy from Brooklyn I would stay far away.

Steel windows are conductive bringing the cold air in allowing moisture to
condense leading to wood rot and rust.
Modern steel windows manufactures build thermally broken steel units to avoid such problems.

Better off going with a All aluminum (thermal) or an aluminum clad wood.
Any decent company can build custom sized unit to fit any space.

Steel has a high thermal conductivity, and is absolutely not suitable as material for window frames.
Why don’t you fit the pure panels into your design somehow, like a storefront window

Frankly I’m surprised your contractor would recommend this. A metal fabricator typically would not have any experience with the issues of insulated glass. If he is talking about frames within which the windows would be installed then that’s a different story but do not rely on him to make actual windows and expect them to perform as you would expect.
