I use J and R in Park Slope. They also store my ACS during the winter months.  A little costly but I have been satisifed with their service.  Actually, I got the recommendation for them from this website.

I put parlor guards on mine too. Mostly so that I could leave the windows open for ventilation in nice weather without worrying that someone might climb in.

I lived on Van Buren three blocks further out until last year, and found that the gates were still necessary. Also a good lock on roof and basement hatch. Great neighborhood in many ways, nice to have the park close by, amenities are improving, but you should definitely secure your property.

The lady mopar’s referring to is Kristina Kozak, apparently the only female blacksmith in NYC (!). I saw her studio in Bushwick during the OHNY last year. She’s good, although I have no points of comparison so no idea how she fares relatively to others. Loppopolo is what you are looking for.  They have a huge facility and have not nly tons of salvage that can be re-purposed –they can make anything you want.  I have used ironworkny and there is no comparison. These guys are true craftsmen but the price is right.  Make sure you go to their facility — it is worth it.

Yes. Check out Ironwork NY in Bed Stuy at http://www.ironworkny.com/ Also, there is a woman who is an ironwork artist who owns a retail home wares store in Williamsburg. It’s on Grand St near Bedford Ave. Might be called Bazaar Bizarre, or it might be next to it. You can recognize it because she has iron work gates and beds in the store, as well as business cards with photos of her work. Her studio is in Bushwick. (She also sells miscellaneous homewares such as pillows, candles, antiques, jewelry, etc.)

If you have original windows, thank your lucky stars. The replacements are terrible. The cheap ones fill up tons of the window frame, warp, and break in ten years if not sooner. Your original windows will last hundreds of years if properly maintained. There are entire books written on how to fix original wood windows. Buy one. To make a long story short, a properly caulked old window with a storm window on top is significantly more energy efficient than new double-paned windows, according to government studies. Also, I thought Landmarks won’t let you replace original windows if you still have them and you’re in a landmark district.

I used to consider Marvin, Pella, and Kolbe to the be the big three for replacement windows.  I’ve heard, however, that Kolbe recently starting having quality control problems.  When I compared Kolbe to Marvins, I thought the details were better on Marvins than Kolbe.

My company does quite a bit of these installations. Honestly the best bet in a situation like this is the high velocity system. It’s true that there are multiple options for mini-split, they don’t have to hang on the wall. Our experience with them is very good, difficulties in townhouses lie in draining the condensate, placing the condensers (they have to go in the yard or on steel up on the roof) and then running the refrigerant lines to them. None of those issues are insurmountable, but the higher up in the building you are, the more difficult it becomes. The last thing most people ignore is that there electricity is nearly always insufficient to power the system. More often than not, the circuit breaker panel must be changed. Needless to say this all adds cost. Now High Velocity will also have similar issues, the major difference is that the aesthetics are more pleasing. If you still want to go with mini-split, I would look at the floor mounted models like Mr.Slim MFZ-KA…. Theoretically, you could build your own custom enclosure. We also do ceiling hung, ducted units which can be hidden away in certain cases. I’m not a fan of the casette, types as they tend to cause ceiling discoloration .

Mopar, no I don’t have multiple panes. I like that look, but it just seemed too reproduced. The pane wood wasn’t doing it for me. We have LePage in the front of the house and they are much larger than the ones in the back. For the rear, we went with Marvin. Reason being, the front was all custom. The LePage is solid wood and the Marvins are wood veneer inside…fiberglass exterior(?) or was it aluminum? Bathrooms are Marvin fiberglass. They look too clean and perfect to be the originals but they are historically correct and really gorgeous. Now my facade is looking crappy compared to the windows. You know how that goes.
