Thanks booisgolden, I would appreciate the referral. The person who I normally use (a woman, not a guy) is not a contractor and does not cost a lot of money at all. She is simply a very reliable and thorough PM.

Rachel,
I suggested the contractor because many of them either are licensed PMs or they may have one on staff. What you outlined in your original post also includes small contracting work outside of just window installation which few project managers will roll up the sleeves and do. A good PM will not only coordinate but find the trades to match your particular set of needs.
Since you have your permits, they are in effect for at least 3 years, maybe you can wait out an opening with your guy so that you are super comfortable.

Hi there. I am in all seriousness going to give you an honest opinion as to why you may not have received any non-snarky responses for your request for a PM in your situation.
I can’t speak for everyone on this forum, but I think many of us probably read your post and thought “WHY does she need a PM for this?” (either in more or less snarky terms than that).
In what I am sure is your price range I can think of at least two different boutique contractors with INSANELY good reputations who for a hefty price (though still less than what a contractor plus PM would charge) would be happy to provide the type of white glove service you want. What you request would probably be within their normal scope of services. For years they have been often recommended on this forum using accolades I rarely hear for window installers.
I can also say when I post here that I do realize I am opening up to the fact that others will have snarky opinions that vastly differ from mi ne.
So although I can’t say for certain, I do think the silence on the subject outside of the snarky replies is because some of us probably have the same question as I did as a reno veteran as well.

bkallday – love the sarcasm. It’s a brownstone as I described in the original post. I’m fully aware of the process and have worked on numerous projects. I posted here for recommendations for a project manager. I don’t need a contractor.

Freeze/Thaw cycles will throw off the doors. You can call someone to tighten the hinges or just wait until it warms up and see if the house unclenches. If not then bring in a good metal and door and window company to help with the problem.

Are you replacing windows on the Empire State Building? Your request for a project manager needs some additional details because if you are a homeowner of a small brownstone then this is a chance to learn the process. Depending on if you are going cheap window or top of the line, the company you purchase from should have some recommendations or just call a contractor who specializes in working in Brownstone NY and they can also help.

At this time of year with changing temperatures, moist air etc. the doors and frames; both wood & mettle, expand and contract. The wood frames become weaker if they get saturated with rain etc. and the screws pull away from the frame. The hinges loosen up and the doors become un-aligned.
Look for a good carpenter, a real one not someone that just wants to shave the door so that it fits.
The noisy lock might just need some WD40

2) Initial Mudroom for the nasty storms, wet smelly shoes. Those wet shoes really stink up the entire front of the house w/o a vestibule…
3) Moths! You can put some moth traps up high by the vestibule light and catch many of them that wait on your door until you open it. We are inundated with moths (live by the park)
edit: forgot to add that without vestibule we have wood floors. So that means rug. A rug that needs replacing every 6 months it gets so nasty. So consider keeping the tile if you do remove vestibule.

Removing the vestibule and opening up the living room is one of the great advantages to a doing a Passive House renovation. With a conventional building and historic or typical contemporary doors, you will most certainly have some drafts from the outside. If this isn’t your primary entrance, then go ahead and get rid of them. If it’s your front door, make sure you have somewhere to put your wet boots and umbrellas!

We didn’t have a vestibule (old wood-frame didn’t have one) but we did have the option of putting one in during our reno and opted against it. We used the space to build a coat closet instead which I am very happy with and we use year-round. That closet helps block drafts if it’s super windy outside, and it creates a separation between our entryway and our livingroom so you don’t walk directly into the living space.
That said, we also have a porch and we are protected on one side by a building because our house sits farther back on the lot, so our front entry is not super windy and we have somewhat of a protected drop zone for people to shake off their shoes, leave umbrellas, etc. I’m not sure if the vestibule would be more useful if our front door opened directly to an uncovered stoop.
