When I bought in the Slope in '06, broker fees for selling my place in Manhattan were running at around 3.5%. Where are they now in the post-crash market?

I am looking to either sell or rent a condo I own in queens. If I sell, how low a fee do you think I could obtain from prospective brokers on the sale? I believe that if I rent, the tenant and not the owner pays the agent. Would someone with experience in these areas provide guidance?

selling brokers charge 4 to 6 percent.   if u rent, the renter normally pays a fee.
