Sellers/ Buyers' Agent Finding Tenant?

I am looking for a two family house and plan to rent out one. Although I am new to the area and concern about finding tenants. The seller’s agents from some property I looked at said that they will look for tenants for me. Is this common part of service or they just try to lure me into purchase? Or maybe I need to pay extra for this service?

What if I have a buyers agent? Does that usually part of service from sellers or buyers agent?

Just FYI, it is customary for the renter to pay the fee.  You may still prefer to rent it yourself (and save your new tenant the fee), but as long as you confirm this with the broker, it should not cost you more to use him/her for the rental.

I would just worry about finding the right house first. Take it one step at a time. In renting apartments, I’ve found it’s best to do it on my own without agents (but come to think of it…I AM an agent). If you’re savvy enough, you can save the renter the fee.

A broker for an apartment rental typically gets a fee in the range of 1 month’s rent to 15% of a years rent. A sales broker closing a 750k 2 family deal getting a 6% commission makes 45k (or half that if it’s a co-broke). It would be in the interest of the sales broker to help find a tenant if that helps close the deal, and they may be able to get the tenant to pay the fee.

There’s always craigslist, which gives you complete control in screening tenants yourself, and you increase the supply of potential tenants when there’s no fee.
