I need a floor doctor. I recently purchased a co-op apartment in Park Slope. I love the floors and want to have them refinished.

There are a number of issues, however — some squeaky boards, some really damaged areas beneath the radiators and in the kitchen. I have also heard that floors can only be sanded to a certain point, but am unclear how to tell if that point has been reached.

Assuming these floors still have life in them, my dream situation would be to have someone who could fix the squeaks, replace the damaged planks with new flooring that matches the existing flooring and give the whole thing a refinish.

Are there people who specialize in this sort of thing? Would someone who usually installs floors be appropriate for a job like this? Would someone who refinishes floors be able to fix the squeaks and replace boards?

I have not moved in yet and would like to get this taken care of before I get in there.

  1. It’s hard to be sure from the photos, but it looks like heart pine, which is fairly easy to get reclaimed planks that will match quite nicely.

  2. It can all be fixed. It’s amazing how wood floors can be rejuvenated – floors that are way worse than yours. For the patches have them pull the old wood planks from places like closets, to get a good match, and then use the new wood inside the closets which are not a problem if they don’t match the rest of the floors.
