This morning the Brooklyn Paper provided details for a possible hotel on Prospect Avenue between 5th and 6th Avenues. The Grand Prospect Hall, at 263 Prospect Ave., wants to construct a 150-room, 11-story hotel and a 400-space garage in addition to its banquet hall. Because the area’s zoning rules cap buildings at six stories, the developer will need city approval. And although the expansion has the support of Councilmember Brad Lander, some residents worry it could be a traffic nightmare. But as of yet, the time frame of construction, costs and funding have not been made public. There will be a public hearing on the hotel to Community Board 7 tomorrow at 6:30pm, at 575 5th Avenue. Clarification: Councilman Lander has not voiced his support of the project; rather, according to a spokesperson, “The Councilmember’s position is that he supports Grand Prospect Hall’s going to the Community Board and supports the transparency of the project, and that he wants to hear more about it.”

  1. don’t see what the problem is. people who stay there will either be A) visiting family who live in the neighborhood B) spending their days in manhattan C) strolling around prospect park.

    wtf do you think hotel guests are gonna do?

  2. They’ve basically got a 400 car lot right now, which is full whenever they have an event, and which overflows with parking on to prospect ave as well during events. I don’t think this would be such a huge issue-

    The real traffic problem in this area are the brooklyn locals and commuters driving cars trying to beat the lights at 6th ave and 5th ave to make it down to Hamilton Ave and get on the parkway. I don’t think the hotel would increase this.

  3. Just so folks understand, this is not “instead” of GPH, it’s in addition to.

    @CP, I don’t dispute the ability to increase $$ from local businesses with tourism from the hotel. I just think it’s too big for the location. Why not convert one of the failed condo developments in the area into a hotel. That crap is already there…yes, I know the answer from the snarks.

    It will be interesting having a 400 parking space garage feed onto a major conduit to 5ht Ave, 4th Ave and the BQE/Gowanus Expressway.

    Or impact on electricity, sewers, water, etc. from 150 rooms a night.

    Logistics.

  4. @ActionJackson – they want a hotel not permanent housing.

    As stated, they already have the parking and practically no neighbors to annoy with construction and noise.

    The hotel would just bring more tourists – many of them family members of local residents who’ll be glad they’re not sleeping on their couches – and their money to the local businesses.

    It’s not like the hotel guests will be sending their kids to the local public schools while they’re in town.

    GPH would actually be a sensible spot for a hotel.

  5. Across the street from an expressway, block a a half from the subway, on an extra-deep block with a lot of new development seems like a pretty ideal location for a larger building.

    On the other hand, 11 stories will be a hard sell.
    I can see them negotiating down to 8.

    Not sure why all the hate for the Grand Prospect Hall.

    I was unaware hate and humor were synonyms.

    The ubiquitous commercial dibs linked is the epitome of mock-worthy.

  7. Folks, an 11 story hotel, mid-block near the Expressway in a heavily populated area?

    Does anyone really think this is a good idea for the community?

    I have no beef with GPH, but it seems that the impact of that kind of structure within the south slope is a bit out of scale with the neighborhood, especially considering the recent over development on adjacent blocks.

    But, let him goto DOB and I’m sure the BSA. We know they’ll certainly take the communities interests in hand.
