This morning the Brooklyn Paper provided details for a possible hotel on Prospect Avenue between 5th and 6th Avenues. The Grand Prospect Hall, at 263 Prospect Ave., wants to construct a 150-room, 11-story hotel and a 400-space garage in addition to its banquet hall. Because the area’s zoning rules cap buildings at six stories, the developer will need city approval. And although the expansion has the support of Councilmember Brad Lander, some residents worry it could be a traffic nightmare. But as of yet, the time frame of construction, costs and funding have not been made public. There will be a public hearing on the hotel to Community Board 7 tomorrow at 6:30pm, at 575 5th Avenue. Clarification: Councilman Lander has not voiced his support of the project; rather, according to a spokesperson, “The Councilmember’s position is that he supports Grand Prospect Hall’s going to the Community Board and supports the transparency of the project, and that he wants to hear more about it.”

  1. Denton, it’s not just that block, it will affect the surrounding south slope/greenwood hts. neighborhoods.

    Listen, I agree Bklyn needs more hotels, I just feel THIS location is inappropriate, or at least at 11 stories and 4oo parking spaces.

    I do agree the additional income would help GPH with facade restoration for their landmarked building, just not at the immediate community’s expense.

    But, this will all be debated. I am curious to see what folks on the surrounding blocks have to say.

  2. Think it’s an excellent idea and I hope the added revenue would allow the owner to do some better upkeep of the GPH.

    Greenwood Heights is not my idea of a ‘heavily populated area’, especially that block which has a few private homes and a church.

  3. Not sure why a 150 room hotel needs 400 parking spaces, unless they plan on operating a commercial by the hour parking garage which is a whole separate issue.

    What happened to the public transportation option?

    I say eight stories tops, and it better not be ugly.

  4. I think its a great idea. All these new hotel guests will support business on 5th avenue and 7th avenue, bolstering existing businesses and hopefully leading to even more commercial offerings. Not sure 11 stories is the right height for the project, even given its expressway adjacent location. I can imagine, as BoerumHillScott notes, they probably put it up that high as a negotiating ploy. If they asked for 8, they’d get knocked down to 6, so try for 11 and settle on 8.

    Yes. Absolutely. Seems like the best possible place in the are for a tall structure, and Brooklyn is still seriously underserved hotel-wise.

  6. I’m guessing they will keep a couple of rooms open for any night when there’s a wedding so when the tipsy bridesmaid wants to sneak out with the groom’s cousin they won’t have to go far…
