bmfesq- I’m going to have to disagree with you on the alt-a loans and most option arms adjust monthly right from the get go.
The vast majority of Alt-A arms were LIBOR arms and your typical 5/1 Libor arm carried a margin of 2.25% With todays LIBOR at 2.42% Borrowers if their rate adjusted today would end up with a 4.67% rate. Pretty good.
The subprime arms are what you had to watch out for, some had margins of 6%-8%

We saw the Elizabeth Peyton show of portrait painting at the New Museum and then tried a new (to us) restaurant, Bacaro, in Chinatown. Both were kind of scene-y and fashion-y and we had a good time. Attended the vigil march/rally/protest in honor of Jose Sucuzhanay Sunday. I feel so bad for him and his family. About 300 people attended, a truly diverse crowd. The Brooklyn D.A. was there and seemingly every assembly person and community board member. The D.A. said the case is the No. 1 case in his office.
