I was glad to have a buyer’s broker. Not to find a place (I can do that myself) but she was invaluable in helping prepare the board package, answer all my questions about the process, communicate with seller’s broker etc.
DCB, no I don’t, so she may not be a buyer’s broker in the strict sense. But, as a practical matter, I’m not worried about her representing the seller’s interests over mine; she and I go back 15+ years, and we’re close, and I know she’s looking out for my interests, commmission from me or not.
D-Cat, Generally, I also have a pretty dim view of brokers and had a very independant approach to getting my place (not to say your buyers broker isn’t a good one CGar, there are a few).
I may have approached my search very compulsively — honestly, I saw about 100 properties, scattered all over including a smattering of coops. There was much more on the market 6 years ago. After a while, I could have priced anything, anywhere in Brooklyn. I just used the web to identify properties — NY Times, all the broker sites, even the marginal ones, Craigs list and spent Sundays driving around in my car going to open houses. I found mine through Fillmore ultimately.
By the way, my personal friend is a person by the name of Angela Ferrante, a broker who works for Brown Harris. She is intelligent, ethical, hard working and really knows what she is doing. She didn’t find my house for me since I got to know her at the end of my search, but ultimately I wound up consulting with her about the house I ultimately bought (as a friend) and she was really kind and on the money. Just saying…. She might be someone you want to get to know.

Thanks for taking my stuff CGar! Directions are correct – 2/3 at Bergen or anything to Atlantic and R to Union. (D is across the platform from R @ Atlantic so could get D from Bryant Park if you’re on that side of Times Sq).
DCB, you can have a buyer’s broker without a contract. The seller has his own broker. The two of them are not in cahoots but I’d be leery of trusting 2 from the same firm.
And I agree with jester and Biff about the toy drive. I’ve been very fortunate in that I’ve never wanted for anything, and it’s always been very important to me to give back and give generously. As is my nature, I went a bit overboard with the toys.

I wasn’t really feeling the holiday spirit yet but last night it sure kicked in.
CGar, do you have a written contract with your buyers broker saying that you will pay them a commision when you close?
If not, then what you have is a sellers broker, who is required by law to represent the best interests of the seller.
Still, I am sure you are not lazy.
