M4L: Hard to say how bad, without opening walls etc. But the exterior needs attention very soon also.
Biggest problem will be filing new plans with DOB, to make the job legit.
Lots of serious questions on every major system: Heat, AC, plumbing, structural, water, permits, landmark commission etc.
Hard to say what number works. It would be cheaper and easier to have started from scratch and do it right to begin with.
If I wanted to go forward, the next step would be to have an expediter pull the plans and permits from the DOB and see just how out of compliance the site is.
From my vantage point, the biggest problem is that the owner, and maybe the broker, are trying to pull a fast one. Would have to be well under a million to feel comfortable with this deal.

Actually, I agree with you. Except for the purple ottoman, which for some reason I loved- in the bedroom, didn’t find the place welcoming or appealing.
Don’t like this one. The interior is too McMansiony looking. That foyer – Yikes. I hate black and white marble check pattern. AND that ceiling! Who wants to come home everyday, open the door and think their house is on fire.
Their furniture choices are horrible….and the artwork just doesn’t work in that house.
Pool area is blah and looks dated.
The only thing I like is the wood floor in dining room and that green ‘poof’ (as I call them) in that paneled room. The statue in that room over the bookcase, should jump and end her misery.
