Wasder, $1M to $1.1M for a duplex would force me to change my handle here as that’s certainly not More4Less. for those deals where I got beat out by all-cash offers, 1.2M all-in would’ve gotten me a real nice renovated 4 story house in prime blks in clinton hill & ft greene. I rather wait, rent, etc. than to pay these prices for a duplex
I used Fine Paints of Europe paint for my front doors. Low lustre black. wow. It is beautiful stuff. It takes skill to paint though and requires a GOOD BRUSH.

No doubt, without an established list of individual donors and foundations, it’s a nightmare. But I guess if I were you, I’d sell it differently. I always read your interest in preservation as about more than just buildings, i.e., about minority empowerment – I think if you branded a 501(c)(3) that way, you’d have more resources to tap.
