Millal is finishing up the brownstoning on the steps. It looks like he will be finished with that today. I came home last night and a huge blue plastic tarp covered the entire front of my house/steps covering the freshly brownstoned steps and landing. I guess to protect it from rain. Tenants are walking through my apartment at all hours. Woke up and couldn’t fall back asleep last night –was watching TV, laying on my couch at 1:45 am when one tenant tiptoed through my living room. There is gritty dust everywhere too. Gross. Can’t wait till he is done.

Yes, I would expect more than $3.2mm 11217. I guess $3.5-$3.6mm or so. It’s an amazing house on an amazing block but I thought they were pushing a bit with that ask. The matching house next door is not in as good shape.
Talking of interesting houses in the area, what’s your guess for 946 President? That is stunning from the outside, mixed (but renovated) inside. Only material downside I can see is that it backs on to that large apartment building on PPW that may block the light.
Not that I am in the market for $3.5mm+ houses (yet!) but one can dream….

Given that it was only on the market a few months, I’d say it got closer to ask than that. Perhaps much closer.
