276 Berkeley Place had the same problem with the large apartment building next door on Plaza Street West but it still ended up selling for 3.95 million. Bigger house though.
I think President needs to drop to 3.4 and they need some fresh photos.

I’ve had my eye on 946 President, etson. Been on the market since February with no price cuts. I love the house, but I think the ask might be pushing it.
But then again, I thought Carroll was pushing it also (as you did) and will be very interested to see what it sold for. I’m guessing at least 3.6 but who knows.
There are truly very few properties of this size and price for sale in Park Slope right now. If you look at Manhattan’s inventory, it keeps dropping as well. It was around 9000 6 months ago, 8500 3 months ago and is around 8200 today. That’s the lowest we’ve seen in a couple years.

The highest I remember seeing it was around 11,000.
The 10 year average is around 7,500.
11217, do you remmeber what peak inventory was in manhattan???
