  1. Or to put in less inflammatory terms: we’re pretty upper middle-class (although when our kid was born we were just entering the upper middle class) and WE didn’t buy our own damn stroller. It was a gift from family members. I think if you take a poll you’ll find this to be true quite often. Strollers are one of those big ticket gift items, be they bugs, macs, quinny, etc.

  2. So what if a trust funder gets money for a down payment or decides to spend ridiculous amounts of money on a damn bike. As long as they are taxed on that consumption and those LUXURIES not being subsidized at the expense of others, who cares?

    Also, your “point” about that downpayment is what? The biggest transfers of wealth between parents and children are through help paying for homes and education. It’s much better than leaving an estate that will be taxed at a 50% rate by a government that can’t even see how ridiculous it is to try and save homes before seriously trying to create jobs.

  3. I’ve looked at a number of short sales. They are all unmortgageable, disasters. They are not comparable to normal buy & finmance traditionally housing stock.

    This is a very small number compared to any other metric. Immaterial.

    # lis pendens is an imprecise measure because there are so many reasons why one could file. A buyer-seller dispute, for example, or a disputed estate, or an action to enforce a money judgment (unrelated to mortgage). Any dispute affecting title could lead to LP filing, not just foreclosure. # lis pendens filed by banks would be a more accurate marker. Not saying it is wrong, just imprecise.
