  1. m4l — true, I was thinking combined. Big diff but not an order of magnitude. Snappy, if you have to overhaul mechanicals or deal with structural stuff and exterior, it adds up even if you don’t go with fancy finishes. For a $23k house, really a DIY job (if you are capable), evenings and weekends, is probably the only way to go if structural stuff is involved.

  2. Slopey, I have to go at your estimate of a six figure reno. Let’s face it…I’m guessing that a lot of the reno work that’s done by folks in brownstones themselves and brownstone brooklyn in general is “hey look what my money can buy” work. Does that house *need* fancy plaster crown molding or do you just *want* it? Does that house’s kitchen *need* to be gutted and then pimped out with granite and custom cabinetry, or do you just *want* it?

  4. Snappy, the trick is that material and labor costs don’t vary that much, so where houses are cheap (say, $23k in Darlington, IN), how do you justify putting in six figures of reno work. You are better off buying a $75k house, if you could do the reno. An upside of pricey housing, for those with the means, is that the reno costs are smaller as a % of the cost of the home. Easier to justify the expense
