  1. g10, get used to that 1k going up every yr. city is broke so they’ll be jacking up pptx, water fee, garbage fee,…. and of course the unionized staff’s contracted increases,…

  2. real estate agents are great at manipulation. Not faulting them…that is the job.
    Offer what you can afford, is fair and give reasons, and reasons why you are qualified buyer.
    Let them submit it…don’t overbid yourself…IF and only IF
    there is another interested party…they are using you to up their offer.
    Stick to you guns.

  4. Gem, don’t even bother honestly. It’s a great locale for Ditmas Park BUT I am 99% certain that you can have just as good of an apartment, a block or two out (in either direction), for 70-100K less if you give it a bit of time. Keep looking at Jonas Equities website. They used to own all of this same style buildings and now getting rid of sponsor owned apartments 2-3 at a time. They do pretty nice renovations and you don’t have to deal with board approval through them since they are direct sponsor sales. The broker Phyllis works directly for Jonas and she is salaried, not commission based so you wont get the same BS stories about “waiting for offers” and such. You’ll be able to have a little play room with the ask price but usually Jonas prices their apartments well for the area. I know this for fact because sister bought directly from Jonas and very happy with her place. VERY similar to the apartment that you are looking at but a bit bigger and a bit better layout.

    good point, we realllly like the place and would love it and pay close to asking if the friggin mainteance wasn’t $1K a month – it’s the maintenance that’s holding us back truthfully

  6. Gem, I’ve lost 2 or 3 apartments I “had” to have, one of which I wasn’t prepared to get into a bidding war over. I realized it’s fine, and there will be (are) others I like as much.

    The important thing is we both have great brokers now. I have Biff Champion with BHS’ Heights office, and I use this guy who goes by the name more4less whenever the “right” double duplex hits the market. And you have Kensingtonian with Ditmas Park Goats & Properties.
