benson, I mean do you really seriously believe these mega projects will be happening soon – ie believe it enough to wager on it? I wasnt debating the merits/impacts of such mega projects but rather just not buying that it’ll happen anytime soon. besides, I rather we get rid of the MTA clowns before we support them running another set of mega projects

Valentine’s Day is such a hokey ‘holiday’. I hate the whole concept that one day is devoted ‘love’ and one feels obligated to buy a present.
If you love someone, you’ll buy them a present when the mood strikes you not just for a scheduled occasion.
I don’t think that Arverne is for folks who work in Manhattan. As you said, the present commute is too long. I agree about the amenities, but that is changing. They are building a shopping center nearby. Also, Beach 116 is not too far away.
My sister used to rent a place in Belle Harbor. That is really a nice area too.
