  4. TextperV, new plumbing & electrical. scratch the central air. going with those Mr Slim units. 80k kitchen. rental unit getting cheapo stuff. if the flrs, woodwork, etc are OK, where are we dropping the massive $$$?

    That’s exactly what I’m thinking, Dave. I’d offer $600k. And focus work on shoring up that sagging bay “window” that runs from the top to the bottom of the house, and do the garden level, parlor, and another floor to start. Leave at least the top floor for another day.

  6. I think place like that is meant to be lived in as is. If not working kitchen – just plug in a hot plate. Would be a lot more fun and interesting. Live like an eccentric.
    In another 50 years, can be a museum..If renovate and put in all that up-do-date stuff…will be just to early 2000’s renovated looking. Kinda like all the Carroll Gardens stuff done in the 60’s.

    I answered your question about cost for renovating the St. Marks House….800k+
    It’s a huge house – 23×60 = 1,380 x 5 floors = 6,900 sq. ft.
    Even if you figure $100 sq. ft., Which is a cheap renovation in my eyes. You’re at 690K.

    To do that house justice, you’ll need to upgrade plumbing, electrical, heating, add central air.
    New kitchen, 5 new baths, you’re talking about 200k+ right there.
    New windows…I didn’t count how many there are.
    blah, blah, blah.
