    We did mini-duct A/C. System works well but I wish I could say that no one notices the vents. People know what normal a/c vents look like but I have these supposedly unobtrusive holes in the floor, or in some places the ceiling, but eventually most guests ask “what’s that?”

  2. I actually agree with ET, for once. No Mr. Slims or cheapo renovation for that house. It really has to be done right. By which I don’t mean over the top finishes like Bosch this and [Insert Name of Eurotrash Brand I’ve Never Heard Of] that! The heating and A/C Dave mentioned. Wood windows like ET mentioned. Restoring all the original detail. Yes, ET, it will be a showstopper some day.

    I saw these used in the floor of a Columbia Heights garden apartment overlooking the Promenade, with a garden backing up to the gardens on the Promenade. Great apartment. Views were never important to me until I saw THAT apartment. Only problem was the second bedroom – not so much. But, I digress. The ductwork was done from the basement below. The vents were so unobtrusive that we had to ask the broker where the heat and A/C was. (Come to think of it, bitter and beoch looked at this apartment with me.)

  4. TextperV, someone better cut me off in buying the place cause I’m going to offer and size the renov budget according to what I can afford and 800k renov is way beyond my limits (unless purchase price is 200k). So it’s Mr Slim, tacky windows stay, home depot stuff for rental, etc.
