Park Slope’s the Iroquois, which has had a long—but certainly impressive—sales run, may finally be completely sold out. We didn’t hear back from a broker, but the 10th Street development’s last condo just went into contract on StreetEasy. If this particular unit sells for more $1 million (it was last priced at $1,479,000) then all ten units will have sold over the $1 million mark. The cheapest sale recorded was for a 1,213-square-foot three bedroom for $1,300,000; the most expensive three-bedroom unit (at 2,528 square feet) went for $1.7M. The building hit the market back in 2008, with prices running between $1.3 million and $1.9 million.

i think these are in ps 107, which a lot of ps folks recently have been preferring to ps 321 (in part because housing costs have been slightly lower) but now that 107 is also overcrowded and is eliminating its pre-k program, i wonder what school will be next to become the next “hot” park slope school? because increased housing costs will follow…
They are in PS 107 school district which is the equivalent of PS 321.
BTW, these units are NOT in PS. 321, they are in South Slope and some sold for over $1000 psf.
I think that’s a pretty good indicator of the market for large family sized apartments in the Slope.
Benson – Mark Twain is a great school. It doesn’t surprise me kids commute to get there.

as it is, i get upskirt views of the lady on the second floor once a week… floor to ceiling glass on the second floor is no good.

As I am an empty-nester, I don’t pay that much attention to that topic. From what I have seen, however, it usually comes down to IS 151, which is across the street from my building, or some go to Mark Twain, which is a top-notch IS located in Coney Island. There is a borough-wide competition to get into Mark Twain, and the kids in my complex take a bus to get there.
out of curiosity – where do PS parents send their kids when it comes to middle school?

I’ll take your statement one step further: 3-bedroom + 321 school district = super strong market. I see it in my own building, which consists primarily of 3 bedroom apartments. The place is jumping with young families. (Not a place for *Rob*).
Literally anything 3 bedroom in the Slope (as long as it’s not infested with horse-sized rats) will sell quickly. We’ve seen it on 4th Avenue, and we see it here. I actually don’t think this one really even looks all that bad, but 3 bedrooms fly off the market in PS, I’ve noticed.
