Park Slope’s the Iroquois, which has had a long—but certainly impressive—sales run, may finally be completely sold out. We didn’t hear back from a broker, but the 10th Street development’s last condo just went into contract on StreetEasy. If this particular unit sells for more $1 million (it was last priced at $1,479,000) then all ten units will have sold over the $1 million mark. The cheapest sale recorded was for a 1,213-square-foot three bedroom for $1,300,000; the most expensive three-bedroom unit (at 2,528 square feet) went for $1.7M. The building hit the market back in 2008, with prices running between $1.3 million and $1.9 million.

Re PS 39, I’ve heard only good things about teachers/staff/parents. Like 107 and 10, parents with means and pull in the 39 district are now sending their kids to their zoned school instead of trying to get a variance for 321 or going private. Only negatives are the size (awesome old building, but tiny) and railroad-style layout (apparently you have to walk through some classrooms to get to others).
What is everyone’s current take on PS 39 – elementary school in Central Slope?
my kid went to MS 51 for middle school and it was fine. But there were differently ‘tracked’ programs then and she was in the best one. Don’t know about now.

Indeed. You’d think more developers would build more large apartments in the Slope.
yeah, you’re probably right. if district 13 got some better middle schools, i think you’d see an almost immediate shift to north slope. it’s so much nicer over there from just about any perspective (unless you commute by car).
I went to an open house at the Iroquois a while back and was SHOCKED at the asking prices (over $1000 psf for boxy, character-less layouts). They lowered the original prices a bit but not too far–and now they’re all sold out. Amazing. Must be a new-construction thing.
The next “hot” school may be PS10 on 7th ave near the overpass. A lot of amenities relative to 107, and becoming very desirable. Zone spans the expressway, extending from 14th st to (I think) the cemetery, between 5th ave and 8th ave. Seemingly an up-and-coming market, but ugly houses and terrible subway access.
I’ve heard that some buyers here are already experiencing maintenance/repair issues due to shoddy construction.
Yes, I’ve heard 107 is excellent and that people even prefer it to 321. It’s obvious since the South Slope seems very hot real estate wise.
