This four-bedroom duplex rental at 395 Smith Street is an interesting one. On one hand, it’s only $3,995 a month for a Carroll Gardens address that’s just a block away from places like Frankies, Prime Meats, and Buttermilk Channel. But on the other hand, the apartment is on that lower stretch of Smith Street, right next to the train, and some of the bedrooms lack proper walls, which ain’t good. What’s your feeling?

The location isn’t really that bad. Yeah you’re in front of the subway tunnel. That’s the downside but you can hear the subway train coming even if you’re a couple blocks away from there. But you’re also a block away from the train, close to all the bars and restaurants without being in the middle of them and yes, court st. restaurants are only a block away.
I don’t think the place is worth 4,000 a month because of the bad layout. If the inside was really nice a lot of people would overlook the fact that it’s across the st. from the tunnel to the culver line.

So — back in 2006, there was a guy named Zvi who was selling a 3 BR condo in the same building. The first time we saw it, Zvi literally had us drop in on the couple who were renting without notice and the apartment had been run over by pit bulls and stuff was everywhere. The apartment was such a good price (that should have been a sign), we continued to follow up — but Zvi and his attorney refused provide us with condo financials and board minutes. Then, they had no idea how to create a contract (I received random crap and our attorney was absolutely astonished how inept they were). We tried in parallel to have the place looked by an outside contractor we trusted who said that the reason it was selling for such a low price was because the building needed a tremendous amount of work. Oh and Zvi tried to sell us that 4 BR you have listed here… That was in 2006. Nothing seems to have changed since … sad.
4 bedrooms/ 2.5 baths with outdoor space. So it’s 1k per roommate and not everyone has to use the same bathroom. What’s the problem?
Downright awful layout and depressing – have to agree with other commenters there. And bad location – but only because it is right across from where the train emerges from the tunnel and so a major noise problem.
Am convinced some of the posters who are piling on haven’t been in the area in the last decade – wharf rats? No. “Ho’s”? No. Area is actually quite good with access to the good restaurants and bars only a block or two away on Court Street (Frankie’s, Buttermilk Channel, Prime Meats) and also close to Brooklyn Social, Seersucker etc. Plus only two blocks to the F train.
If you want to criticize the apartment and that specific location, I certainly agree, but don’t talk about the neighborhood if you haven’t been there since 2000.
says southern and eastern exposure so my guess is faces back of building and not the train. Very hard to figure out the layout but it does have private outdoor space.
And yet no pictures of the magnificent jacuzzi bathroom.
Who is getting these rents? Is the thing to do to ask crazy rents and then let prospective tenants “bargain” you down to a realistic price?
Actually this is about a block from Frankie’s and Prime Meats, but a world away. Hm. I always thought that building was a halfway house or homeless shelter or something. This apartment seems horrible but I can almost imagine the appeal for 4 young single guys or girls who weren’t going to be around too much looking for sub $1000/mo. rent. Then again, isn’t really the best neighborhood for young single people…
