This one-bedroom rental at 192 East 8th Street in Kensington is looking good to us. We’re digging how spacious both the living room and bedroom are, and although the kitchen is narrow, it seems nice enough. And while not dripping with details, the place has a nice prewar vibe. With three realtors on the job, we’re surprised this place has lasted on the market for more than three months. It started out at $1,350 and has since come down to $1,250. Think it needs another price cut?

I live on this block and it’s not gross. In fact, the lack of trees that one commenter mentioned is actually due to the 2007 Brooklyn tornado. We lost A LOT of trees on our random street.
If you’re not lazy, it’s actually convenient to be equidistant from the Q/B and F trains. Plus being so close to the park and to the neighborhoods of old Victorian homes is really a unique and special bonus.
I do think $1200 for a 1 BR is a bit steep but it looks huge.
16 (underpriced today) > 199,000/(1,250 x 12) = 13.27 > 10 (overpriced when market bottoms)

Um, no. 0.625 (-37.5 depreciation) x 199K / 60(typ mos betw purchase/resale) + 486 = $2,560/mo >> $1,250/mo

The kitchen is too small. Can people really make a kitchen like that work???
I never liked that block, it always had a creepy vibe to it like you feel like your gonna get mugged while walking down the street. It’s relatively close to Prospect Park but the trains aren’t that close by and the closest commercial strip- Coney Island Ave is gross, but if you love KFC- it’s only a block and a half away!
The price tag is in the general ballpark I’d say… but a little shaving would make it competitive.
By the way, given the areas this street is adjacent to, calling this a “tree lined block” is sorta laughable. Does 8 trees make it tree-lined?
No, it doesn’t need another price cut.
I have apartments that rent for almost as much, that aren’t as nice, in a walk-up building so I don’t need the competition 🙂
Seems like a good deal. And the no longer listed offer to sell for 199k w/ 486 maintenance doesn’t seem bad either. With 20% down you could buy and monthly cost would be similar to the rent.

Looks like this is a sublet, and perhaps the owner is just trying to minimize any monthly loss.
There’s nothing “suspiciously cheap” about it.
Last year this place was listed at $1200/mo. A year later they asked for $1350, when overall rents have been stagnant if not indeed lower.
They got greedy. The mystery is no deeper than that.
Nice unit and the kitchen is fine for a one bedroom. I’m sure there is a sublet fee and maybe a 1 year limit, which would limit the pool of renters.
