There’s not much in the way of pictures for this Williamsburg rental at 265 Berry, snatched from the Brownstoner Marketplace, but we’re still intrigued. (How can you not include a photo of the facade and the parlor floor?!) The monthly rent, at $4,950 a month, isn’t bad for what’s basically house (though in this case it’s technically just a four-bedroom, two-and-a-half-bathroom triplex within a house). The kitchen looks newly renovated, which is a nice plus, but we’d still like to see more of the “brick, wood, and details.” The photo of the stairs suggests there’s more good stuff here. Is the listing piquing your curiosity?

Another owner/family who thought they would occupy their home for 30 years? Bought for $1,550,000 in ’06. Comps probably appreciated from/back to that, full circle.
Still cheaper than buying and selling over five years, 0.375 x 1,550,000 / 60 x 3/4 (triplex only) = $7,266/mo. Then again you can probably strategically default and live “rent-free” the last two years so 3/5 x 7,266 = $4,360/mo. Uhhh, I’ll keep my credit rating for the extra $590/mo.

hard to tell, but if the bedrooms are a decent size it would make a very good share (only 1,250 pp)
although, judging by the pics, the landlord might prefer a family.
