This four-bedroom triplex rental at 162 Dean Street is looking pretty good to us! We love the three wood burning fireplaces, the windows, and the addition of the deck and garden. Renting it will set you back $10,000 a month, which isn’t cheap (it’s more than $3,000 per floor) but it also isn’t the most expensive we’ve seen for a brownstone rental around this size. Do you think it could get close to ask? It’s been hanging out on the market for more than 70 days.

  1. DIBS, only question I would ask is what was the opportunity cost of a smart investor like yourself not having your downpayment in the stock market? I am glad that ownership of the home has worked out for you. As for me, I can’t make the numbers work. Maybe that’s just a matter of me having some erroneous assumptions.

  2. What say you to Dave’s monthly numbers BHO? that is pretty reasonable monthly outlay for that amount of space. As somebody who operates on a similar formula it seems like a pretty good deal. I certainly couldn’t rent the same amount of space that I have (plus deck and yard) for what I pay.

  3. With that Putnam place selling for $775, I could sell mine for what I paid.

    You really need to take a reality pill. Many places are back at peak comps.

  4. $2,600 mortgage + $215 utilities + $91 insurance – $1,200 rent = $1,706 per month for 1,700 sq ft, deck & yard.
