The rent, even after a couple of free months thrown in, is still a not-insignificant $5,995. What do you think?

The broker is advertising the unit for sale at $1.85M, but the last penthouse that sold traded at $1.47M. When I see listings that are 20-25% above the market, I don’t even bother. I figure the only effective teacher is time. Maybe in a year or two, they will adjust the price to market; in the meantime, they’re just wasting their brokers’ time.

How much is the broker fee when its advertised as a no-fee apartment, dh? It’s the first three words in the ad, easy to miss.
Is it just me or has this been on the market forever? Or maybe all the units at the Borden look the same…sorry, took awhile to find on StreetEasy…was looking for 328, they have it as 324.
