This studio is in a prime area of Brooklyn Heights (not that there are really any unprime areas in Brooklyn Heights), only about a block away from the promenade. But it ain’t big! There is more to the kitchen than you’d expect from a 300-square-foot studio (check out those speakers!) and the private outdoor space is certainly a plus, but the below-grade level is definitely a downer if you care about natural light. The ask for monthly rent is $1,700. If location is your top priority, could this be worth it?

  1. Pros: central AC, nice, clean kitchen, private garden, good location
    Cons: subterranean living, so dark, very small
    It’s really hard to say. Maybe a small vampire is looking to move to BH? That would be perfect.

  2. for the first time EVER im going to say it’s not a bad price. before moving to harlem proper i was living in morningside heights section of harlem. the landlord wanted to raise the rent to 1750 for a studio not bigger than this and it had all gross ghetto appliances and grody unrenovated bathroom. so to me, this does not seem so bad. it looks nice. id rather pay 1700 for brooklyn heights than 1750 in harlem. *rob*

  3. 10 x [1,700 x 10 (whole building could fit 10 of these studios) x 12] = 2.04 mil. Say 2.5 mil to account for larger spaces above entrances. Peak comp is what, 5 mil min (8 mil max)?
