Park Slope’s 572 Pacific Street was in pretty rough condition when it was purchased for $850,000 in 2009. (You can see pre-reno pictures on PropertyShark.) Since then, the brownstone has been chopped up and renovated; it’s now got four floor-through rentals. The one- and two-bedroom units range from $2,800 to $3,000; this particular two bedroom is asking $2,800. This definitely doesn’t look like a bad renovation to us, even if it’s a little on the bland side. And the location, a block away from the Atlantic Terminal, could be considered either convenient or noisy depending on how you look at it. Think these prices will go over well and the building will fill up?

  1. It’s a bit too much for the size and location. I could see $2,500, as long as the utility situation is clarified. Is there a heater in each unit? The cheap units can be very inefficient and cost a bundle in high electricity bills.

no – but quite possibly might be looking at 2 bedrooms btw 2,500 – 3k for August. this place caught my eye but there’s comparable stuff all over the place on better blocks

and i agree with tybur – paying all utilities would be a deal breaker at this price for that space.

  3. Nicely done bathroom and kitchen…and the central air-conditioning and pet-friendly policy are real attractors. But $2800 is a couple of hundred too high, given the ugly block, I think.

  4. I looked at a place on this block one time. Certainly not the coziest of blocks but if you are not looking for peace and quiet particularly its a pretty convenient location for lots of stuff. In range of 5th Ave, in range of Fort Greene, great subway access. This price looks reasonable given all that.
