There’s a lot that appeals about 396 Park Place in Prospect Heights. We love the townhouses on this stretch of Park, and this triplex sports gorgeous interior details. We also dig the nice, bright kitchen. The rent comes in at $8,500, which, while not cheap, doesn’t seem crazy for a space this large in prime Prospect Heights. How does it strike you?

  1. “NYGuy7, 4k/month worth of renov and sq ft difference?? I think NOT”

Where can you find a place to purchase, and then find a contractor that will do the renovations and work of this quality and caliber (I have seen this place, and it is BEAUTIFUL) for under 50k? This is 200k plus worth of renovations and probably more. Rented, fully furnished. Great area.

  2. Oh, Dirty Hipster, you’re so literal today.

OK, so if a duplex is $2,000 in Bushwick and $4,000 in Fort Greene, then maybe a triplex in superb condition as this is could get….$6,000? Still, though, isn’t the market for whole houses at that price centered more in Park Slope and Brooklyn Heights?

  3. Wow. I used to rent a 3-story a block from this (prospect/vanderbilt) for $2400/mo. I think today it’s $2600. I always knew that place was under market but had no idea someone would try and get this much.
