This brownstone rental at 540 State Street in Boerum Hill looks pretty sweet to us. The parlor floor has some incredible architectural details and if you dig exposed brick the garden level will be right up your alley. And while this block of State Street (between 3rd Avenue and Flatbush) isn’t the finest, it does have convenience on its side. The five-bedroom single-family home is asking $10,000 a month, including plus all utilities. Looks like it rented in 2007 for $7,000. What do you make of that?

Insane. The lot of them. TEN THOUSAND A MONTH?
Even though its on State Street, its too darn close to the intersection. If you dont mind living right off of one of the busiest inersections in brooklyn, the house is nice, the street itself is fairly nice and you are right down the block from a thousand transit options… But hell that price is too damn high.
Should add that the price is silly. I think the rent referenced by me fellow BoerumHiller is about right.
This place seems to be on and off the market all the time. Both as a sale and a rental. I think the block is fine.
Why would you rent for that kind of money if you can own the darn thing?
I also question why the owner would ask for such a big increase in thsi economy.
Assuming a $6000 tax bill and 20% down… this is the mortgage payment for around a $2.4 million house!
Oh, but I suppose you save the $150 plumber cost if the kitchen sink leaks, right?

HA! True Brownstone Living Indeed! Basically that boils down to spending gobs and gobs of money on a home that isn’t worth even close to what your spending… but coming up with whatever fantastical rationale to help you sleep at night.
On the south side of Atlantic, there are several rental houses similar to this on Dean and Bergen. MUCH nice blocks. Not sure about an apples to apples comparison square footage wise, but the normal rent (as of late last fall) for something like this in Boerum is around $6.5K-7K.
This listing is pure greed.
Seriously, how is $2000 per bedroom even in the range of acceptable?
