While not overly characterful, this two-bedroom, two-bath apartment at 1600 Beverley Road in Ditmas Park is spacious (1,126 square feet) and in good shape; there are also some nice finishes (cool bathroom!). Apparently there’s a terrace too. Most of the units in this building have been bought up but this apartment is being rented by the sponsor. Regardless, $3,000 a month is a fair amount of dough in this part of town for a two-bedroom. Think it’ll get snapped up?

  1. Yes, a dishwasher in NYC is a fancy thing. Most rentals don’t have them. That’s what makes it a luxury item. They’re probably even more of a luxury to anyone with kids. Space is at a premium here so things that are standards for the suburbs like a dishwasher or a washer and dryer are luxury items. You can charge higher rent for something like that than comparable apartments without.

  2. NYGuy7 — I do have a dishwasher… actually. And what is your point? Do you think a dishwasher is somehow a “fancy” thing? Though apartments in NYC without such a basic amenity are waaaaay too numerous.

DitmasSnark — my bad. For some reason I had it in my head it was more like a 25-unit building.

There are apparently only 17 units in the building, so that’s not an egregious overstatement.

The asking rent? Well, that’s egregious.

  4. How is a dishwasher seriously such a “luxury” item?! They’re like $400 and some really basic plumbing that ties into the sink next to it… we’re not talking about a washer/dryer with drains and vents and 220 service, etc.

Whatever, this is a crazy price for the neighborhood.

Also, how exactly is 14 recorded sales equivalent to “most units have been bought up”?? This building was substantially complete for well over a year and, well, I’m still not sure if there’s anyone living in there… is there?
