These don’t seem to refelct actual prices. At least not for my area–PLG. If prices had gone up 25% in the last year, everything on the market in the 900’s would be way over a million now.
According to propshark I have 2400sqft,
3 story, which apparently does not include basement living level (and of course not the cellar)- instead 4 story/3200 sq ft.
So these stats per sq ft. may be higher if they often don’t include basement or garden level apt.
But who knows. They rarely explain how they come up with their numbers.
I don’t know why, but when I look up my house on propshark, it gives the number of stories as 2 but uses all 3 floors to calculate sf.
I always assumed that, legally, a “basement” (a ground floor, in our case slightly below ground level, as opposed to a “cellar” which is legally uninhabitable) is not considered a “story” but is counted toward the residential living space.

I have noticed that sometimes # of stories and sq. footage includes garden floor/basement level and sometimes does not….even when CofO -legal living space -includes that level.
Footprint x # of stories is used for calculations.
And to price per sq. ft in BoerumHill
I would think a 20x40x3 story – mid-level reno- would fetch $1.4 ($579sq ft) as long as not facing project or sandwiched between the 2 projects.
i can only guess that DUMBO’s not listed because the overwhelming majority of homes there are condos.
OR – they authors of the survey lopped DUMBO in with Vinegar Hill, as the whole area used to be called before it was turned into an acronym.
