  1. Mr. Ruoff – any ideas on how REBNY came up with their figure?
    Only sales handled by REBNY? what boundaries of Park Slope could they be using? Are you taking into account that this is for 1-2 family houses only – and sample not all that large and often includes some pretty incredible properties near park?

  2. Zillow is a good concept but there info is a bit off. On my house in the Slope they have my taxes $819 lower than I paid in 05.And the value is $190 per square foot lower than $530 psf I just sold it for. But they are better for the house I just bought in Bay Ridge. The taxes are right and the psf price is only off by $39. 2 stars I don’t think so, maybe 1/2 a star. As for the graphics total wack.

  3. where can we find an average sf price for PS condos?
    We are thinking of conversion of our 3 family house to 3 condo.
    House is 20×66, tenant hired an appriser and appriser gave appartment size as a little bit less then 1100. We guess they substructed staircase.
    To get an idea:
    They are getting roof rights, we gut renovated kitchen and bath last year, not very expensive stuff, but it does look nicer then most home depot renovations, refinished floors, some windows replaced. And we have a fair amount of an original details from 1901.

    Their appriser apprised it at $715K and we gave them an insider 20K discount.
    So, it came at low $600 per sf. It is interesting how it would be compared to an average.

  4. I am a broker at Brown Harris Stevens in Park Slope and will attest to the fact that the average price of a brownstone in Park Slope is less than the $627/square foot area as indicated.. I suggest that any interested parties register on Property Shark (www.propertyshark.com) and look at the public record. Much better source of information…

  5. hey Bozo who think williamsburg #’s off- the numbers are for 1-2 family houses-meaning lots of old schlocky vinyl sided dumps.
    It does not include ‘new development’ condos that are obviously priced well above $352 sqft. They are not 1-2 family.
