Last year, we picked Prospect Heights and Carroll Gardens to outperform and Williamsburg to slump, which in retrospect look like pretty good calls. As for next year, our eyes will be on the areas bordering Prospect Park that have the location and housing stock on their sides but have yet to attract widespread interest from the gentrifying crowd. We’d also be front-running the newly Brooklyn-focused Landmarks Preservation Commission by looking in spots like the soon-to-be-designated Crown Heights North. On the downside, it’s hard to see how increasing supply of run-of-the-mill condos coming on line in Williamsburg won’t continue to put downward pressure on prices. We’re not as wary about the effect of Atlantic Yards on surrounding real estate as some and continue to think that Prospect Heights has a lot to offer. As has been mentioned before, quality brownstones should continue to find buyers while those in more marginal neighborhoods and lacking architectural detail will likely have a tough time. Looking back on last year’s post, we can be thankful that we got our wish of a gourmet market (sorta) in the form of Choice. Now if we could just get a friggin’ cheese shop we’d be really psyched.

    I am pro-gentrification. Pro-diaper slinging Dads. Pro dried out hags and certainly anti-posters who have to farcially elaborate on the “tight” pussy he has, or pretends to have. No “tight” pussy I know wants to date a barista from Gorilla, much less end up getting eaten out on a bedbug ridden couch in some shared apartment in Park Slope.

    Give me a hot Mom with kids in Berkley Carroll all jacked up on Smith & Vine booze in the backseat of her 5 series anyday over that “tight” pussy of yours.

  2. I don’t know what you’re talking about 321, my kids don’t even go there, and I never seen anyone mention it. I don’t care about your stroller. I’m a mother of 2 and I have a stroller also and I will run over whoever gets in my way I don’t care if its a dog, a kid or an adult. If you see a woman with a carriage you should have enough consideration to move, if not you get hit. My philosophy is if you’re rude to me I’ll be rude to you. Some people need to realize they are not the only people who live here.

    I don’t know why you want these houses. It’s not just that we want money most of the people here can’t believe anyone would pay these prices. So they take the money and run. And really nobody really wants to live near you people.

    Complain all you want about bugaboos. It’s the rule of the jungle. We want your homes, you want money. Eventually you (or your landlord) will cave.

    It’s just a matter of time.
