Last night On Prospect Park threw a rooftop barbecue to launch its new penthouse model unit and the other two now on the market. (Two others already sold for $3,971,175 and $3,300,000.) The crown jewel of the evening, Penthouse 16 South, is a four bedroom with three-and-a-half bathrooms that has 3,524 square feet of interior space and 2,582 square feet of outside space. Asking price: $5,100,000. The second unit is #16 North. This is a four bedroom, three-and-a-half bath, with 3,274 square feet of interior space and 3,172 square feet of exterior space. It has a pretty swanky wrap around terrace, including balconies for the second and third bedrooms. The asking price comes in at $4,900,000. Finally, PH 16 West, the only duplex in the development, has three bedrooms and two-and-a-half bathrooms, and it also has a private roof terrace. It’s the cheapest of the bunch, asking $2,750,000. Impressed by what you see?

  2. These are certainly nice but are ostentatious. I guess that’s what the eventual buyers will probably be going for.

    Anyway, they’re too expensive. I’m sure the developer will eventually sell them for a lower offer. No?

    How efficient is this building to heat and cool? Is the glass triple pane? Is it that new glass that rain droplets down bead up on but actually spread out and wash off the dirt?

    And yes, I too wonder how this building will hold up and what kinds of costs will be entailed when work has to be done. Not that it will degrade quickly I would imagine, but to keep the building looking this way will cost money. The surfaces are not terribly forgiving.

    This kind of stark modernism is not the easiest to maintain because the look itself demands such a high level of exactness, cleanliness and detailing–Otherwise, it can quickly look like a previous decade’s modernist mistake and shabby around the edges. It doesn’t take long. Buildings from the 80’s built with some of the same ideas (granted though, in a PoMo framework) look terrible now…and not just the style but the actually quality of the surfaces as they age in relation to the design and our expectations of those designs/aesthetic.

    99% of structures in BK are prewar….. sorry way i feel
    give us a few SF of modernist stuff 19th was like two centuries ago right?
