  1. Did 1:54 actually say that PLG has more “quality services” than Bay Ridge? That is the silliest thing I’ve read on this site, which is saying alot. I live in neither area and couldn’t care less which one people prefer, but anyone who has ever set foot in PLG and BR knows tha BR wins on services and ameniites. If we must compare areas (which is I suppose a valid thing to do) let’s try to maintain some basic grasp of reality in our posts.

And you should come over and see the magnificent details in my house- and all of my neighbors houses- much more beautiful woodwork and in significantly better condition than any of the brownstones on the block that I just left in PS. These houses have been well cared for over the years- many in the same families. This is not bashing other neighborhoods- just one satisfied buyer- you ought to come for a bike ride with me and I will give you a tour of the hood…

  3. Kitty – you shouldn’t try to correct maths… The calculation of return is:

    Return = (change in val)/(starting price)

    You divided by ending price which is wrong. The fact that you are a broker is unsurprising. You are perhaps stupid or worse – deliberately trying to mislead potential buyers, or maybe you are just having a bad day. 🙁

  4. SP is not in the same league as the rest of Brownstone Brooklyn; PLG, BS and CH included. Please stop shoveling this bullsh*t down our throats. IMHO, (1) BR and SP brownstones are small and lack the historic details found in other Brownstone communities; (2) the nabe lacks quality services; (3) crime – particularly drugs, prostitution and auto theft/break ins; and (4) its distance from Manhattan and transportation options are major disadvantages. The BR and SP posts that surface every now and then are so shameless in their vile attempt to put down other nabes in an obvious attempt to pump up their own hoods. Let BR and SP housing stock and the community speak and stand for it self. There is no need to blast other sections of Brooklyn. Further did it ever cross your mind that to some living in a predominantly Asian, Latino and gay community is not a great selling point? Last time I looked we still live in a racist and homophobic society. I have friends who live in SP and on Puerto Rican Day or Gay Pride weekends, they pack their families and head for the hills. Sad but true……

    actually if you had read the posts you’d see that I refered to 3 houses that had been reduced, in a neighborhood with 7 houses for sale. So about 45% of the houses on the market in PLG have had significant reductions. Not insignificant, thanks. And try not to be so rude.

  6. Can we get back to the topic at hand…? Sheesh this forum becomes mostly just a useless tirade without imparting any information half of the time. Did anyone go see the SP house and can say what they thought about it… That might be more helpfull then the neighborhood wars that break out here all the time.

    Even in the hottest market imaginable some people overprice their houses. Just because ONE house has reduced its asking price, do you really believe it is a reliable indicator that the sky is falling? Get real!

  8. 11:22–First off, that approach may work in high-volume areas, but in a place like PLG it doesn’t since there are so few sales. Taking the limestone on Midwood, the last comparable house to sell was a year ago (at 1.3M) and then almost a year before that. Without a lot of similar houses selling, you need to look at asking prices. Asking prices indicate where realtors think the market is. If they are forced to reduce by 200K and still don’t get bids, that shows a major decline from where they think prices are.
