  1. West–
    I saw 63 Lefferts two weeks ago and its a beauty but it needs mechanical work and probabaly more than they are letting on. When I visited the broker recommended a new boiler and new electrical wiring. The original windows are pretty but they said that they leak. I think linoleum is the least of one’s worries.

  2. Re: 11th Street — having been through the process of getting both Landmarks and Community Board Six approval for my changes to a park-block brownstone, I can say I really doubt CB6 would go for that proposed rear facade.

  3. West, it would depend on how much more it would cost to finish up those last details really. I wouldn’t be surprise if she got around asking. Lefferts Place is a nice street, especially between St. James and Grand and a good bit of the block between Grand and Classon. It will be interesting to see what it goes for. Most of the brownstones on that street are 22 or 23 feet wide, making them quite nice in terms of interior proportions. If you get the details too that is great imo.

  4. Washington Ave was listed FOREVER at 1.295 mil with AHRLTY (whose name I can hardly type without spitting, but that’s another matter). Now it’s at Brooklyn Properties. I guess the guy finally did some of the work it needs–but only some. That house notwithstanding, I do agree that prices seem to be slowly climbing, still. Sigh.

  5. To the 1:44 poster, she’s selling the house as is–won’t pay for the facade. It just needs minor updating–floors need to be re-done upstairs, linoleum tile in the bathroom, but nothing you can’t easily fix. It’s a really beautiful house but I just thought it sounded pricey–very interesting to hear otherwise.

  6. I was about to say the 11th Street house looked like a good price. Then I clicked on the listing. Any guesses what it’ll cost you to renovate this shell to achieve the architect’s rendering? Day-amn.

    21 Garfield, though, I would have expected to see at about the same price last year, if it were in good shape. Big if, though, seeing as there are no interior photos. Also, it’s a very small lot.

  7. I am the 1.44pm poster. I should curb my enthusiam until I see the rest of the place! Also, the layout of the garden floor rental looks a little funny, and there is an extra kitchen on the floor plan on the top floor, hmmm. Not hare to remove a kitchen on the top floor I suppose.
