I’ve heard that the owner of the house listed w. Citi Habitats thinks he can get $1MM for it and isn’t settling for less, even though the asking price has been lowered to $975K (not that he’s had any offers for that, either).
I’m surprised to hear people say that Washington Avenue is expensive at $1.395. I haven’t been in this house but from the pictures the condition looks pretty good, some details, etc. Also, the 22′ width is a bit better than usual. At 3520 sq ft, not including the extension (not sure how big that is) this comes up at $396 per sq ft. What do others think ought to be the going per sq ft range for this type of house in this neighborhood?
Being a landlord out of the question for you? Because you’d have way more options close to or even within Park Slope with rental income. (And the option to convert to 1-family when you can afford it.) But you must already know that, so I assume you’ve ruled it out.
You can have your choice of great houses in Bay Ridge for under $800k- and the commute to the slope is real easy. We are taking the plunge after living here for over 20 years.
Harlem and Washington Heights have a lot of nice townhouses too.
Of course, I know this is a Brooklyn centric websight, but if I were you I’d also check out uptown Manhattan. It’s improving just as fast as Brooklyn and has several very nice historic districts.
Of course, in your price range, you could only buy a very small house or a complete wreck (if you’re lucky).
Brownstoner, why can’t you expand to Manhattan too? Or maybe start a sister websight? I’ll bet a large portion of your readers are Manhattan based like I am.
What about 160 Maple for $975,000 (citihabitats)–has that gone to contract too?
I do know some of these houses.
I was told yesterday by BHS that the Rutland Road house went to contract. The FSBO house on Maple Street is asking $930K, and a new one at 178 Maple put on the market today is asking $950.
The one on 11th St. between 6 and 7th is very small, and has a highly undesirable neighbor, who hoards animals and has the cops visit weekly. I’ve been warned against it by the neighbors. 🙁

To answer your questions, I’d like a one family, 3 BR, 1.5 bath. The closer I am to Park Slope (where is work and school), the smaller it can be. I saw a very cute place in WT across from the park that was 1300 sq. ft. on 3 floors, and that was doable ($885K). I just saw a place in Lefferts Gardens with 2500 sq ft plus basement, and that was wonderful!($930K).
What’s a quiet house in Brooklyn. Heh! I guess I mean not next to a crowded apartment building where everyone hangs out their window with boom boxes.
I added Kensington as an afterthought, I don’t really know it. Is it a nice nabe?

3:16. Did you try bidding low on the BHS listing on Rutland Road in PLG? It’s asking 950K but has been on the market since July. Either they’re real flexible by now or they just aren’t really interested in selling. Contrary to what some on this site think, prices here in Lefferts Manor have been pretty stagnant for awhile.
