Wow, Nativegal, you’re right — this isn’t in the historic district at all, so this house is WAY overpriced! And I thought the one on my block for $549K was nutty (this one is bigger, but still…)!
PLG or LM, single family or two family, $950,000 is still too much for this house in the current market. Trying to get the best price for your client is great, but ignoring reality always backfires.
I’m not sure that it’s even part of the historic district. The borderlines tend to go down the middle of the street. So one side is Lefferts Manor and restricted and the other side isn’t.

The is it still considered Lefferts Manor and not just part of the PLG historic district (like the other blocks of Sterling St and Lefferts Ave)?
The right-hand side of Fenimore isn’t part of Lefferts Manor, so you can & do have multi-family houses.
Is it possible that this house on the ‘wrong’ side of Fenimore – so does not have the single family restrictiona and that Corcoran is correct?
Because they’re Corcoran and you’re not. Seriously, have these people done any of their homework? I thought houses in the Manor were deeded for one family usage only. Reminds me of the one for sale over there last year, with a great basement apartment, but it was deeded one family, so I don’t know how that would work.
The PLG listing is a good example of realtors’ refusal to acknowledge the change in the market. The larger and much nicer listing on Rutland (a much nicer block) has sat on the market for months at the same price, and the Midwood street listing has also been on the market for eons, even after having the price reduced by $100,000. What makes Corcoran think this unremarkable house on Fenimore will go for $950,000?
