    The projects are at the end of the street at douglass and hoyt. i live in the area and happen to think that section of hoyt is pretty sketchy from experience. yes, smith is also half a block away- but- i never said the location was horrible/the worst ever/ etc… i just mentioned that i think its awfully close to projects (where there was a shooting this year) ‘if you care’. You clearly don’t mind, but i bet other people would.
    i think 1.3 for 1500 sq feet that needs to be renovated is a lot, given the location. just my opinion.
    you must be a neighbor or friend, but go easy.. pretty valid opinion in my book.

Wow, half a million down and $13,000 a month – okay, $7,000 a month after your tenants pay their rent – to live on the parlor floor and in the basement of a narrow brownstone on St. Marks between Third and Fourth Avenues. That means that right now a really nice house on a Park block is going for, what, $4,000,000 plus? If this is a recession what happens when the market improves, $5,000,000 brownstones become the norm?

  3. There is absolutely no sense of being close to the projects from the Douglass Street house. Give me a break, 718gal. It’s closer to being “ON TOP” of Smith Street restaurants and boutiques.

    But let’s see if there is even a smidge of truth in your hyperbole.

    That Douglas St house is 1634 sq ft, so lets make 1500 the minimum. I need ten houses in Jersey City that cost, on average, $130K. Oh, and we’ll need rental income to offset the cost – apples to apples, this is a 2-family.

    97 multi-family listings in Jersey City today:
    Median price: $399,900
    Median size: 2,500 ft²
    Median price per ft²: $162

    The two least expensive that are comparable in size (ignoring condition or, egads, location) are $199K and $200K. The next two are over a quarter of a million. Looks like the answer is 5 or perhaps 6, if you want to own multi-families in a truly sketchy nabe – which Douglas Street is not, I can assure you.

    BTW, I lived next to (3+ blocks) ‘the proects’ in question for 8 years. I’d say your post is full of shit from start to finish. This is not even a remotely dangerous location, and your a racist asshole for suggesting it is.
